Not going to speculate about market price for this, since it is not an area I really know. But can say this from looking at the yearly report: they seem to very good finances (a lot of revenues from parking lots) BUT they do not own the land on which the buildings reside. They tried to buy the land for one of the buildings for around 170M, but the government (yes, it says the government) wanted more. The risk is that the government will increase the rent for the lease by a lot, and in turn the "avgift" will increase.
I would think market is going further down but that sometimes it is possible to come across sellers who must sell and dont get bids, and you can get a good deal either way. I would go around underbidding a lot of objects if i wanted to buy...

Previous sales in same building (same size) were 8m in Jan 2015 and 8.8m in May 2016. Those were on higher floors but around 8m seems fair for this one in my opinion.

The last time when bidding happened a month ago, the maximum bid was 8.2 million. Now it is re-listed at 8.25. What do you think it is worth?
